Short Term Lets Licence - HI-40722-F
Following recent notification from the Scottish Government that all holiday and short term letting accommodation is now required to comply with regulations and acquire a Short Term Lets licence to be able to continue trading, guests are hereby notified that we now have our Full Licence.
The EPC for The Smiddy dated 18th July 2023 saw the EER as band D
& the EI(CO2)R as band E

We are also hoping to be extending both The Cart Barn and The Smiddy.

Comments on both were that we should look to add Photovoltaic (PV) panels which we are not allowed to do as the buildings are Listed. We are however in the process of investigating a solution being an ‘array’ of panels on our south facing hillside and air source heat pumps being potentially located by the garage block as these too are not allowed to touch the Listed buildings. These plans once available will be added to this website together with our plans for extending The Smiddy. We have been advised that adding anything that would be attached to The Cart Barn would not gain approval.

In light of all of this work going on in the background, season 2025 will appear much the same to Guests as we will not be upgrading the parking area until we have been advised of the route for pipework (would need to go under some or all of this) from the array and whether we obtain the planning for The Smiddy. We will this time add updates as they happen from both the Planners as well as our Architects drawings once we have a scheme finalised.

Price includes electricity.
All linen, pillows, duvets and towels are provided and the bed made up for your arrival.
The Smiddy has Wi-Fi.

Dogs: One dog accepted @ £25 per week
However they must be kept in the kitchen area and not in the bedroom/bathroom areas.
Dogs are not allowed to be left in the property on their own.

Electric Cars:
A daily cost of £5 per vehicle for any electric or hybrid car.

Bookings: the accommodation will be from 5pm on day of arrival - 10am on day of departure.

Bookings will be confirmed upon receipt of 30% deposit and the balance of your holiday will be due 8 weeks before the holiday date.
Bookings made within 8 weeks of your holiday date - full payment required.

Cancellation- If notice of Cancellation is given not later than 8 Weeks before your Holiday Date, you will not
be liable to pay the outstanding balance, but you will lose your Deposit, unless you book an alternative week.
However if you cancel your Holiday within 8 Weeks you will be liable to pay the balance
unless we receive an alternative booking from elsewhere.

September '24. What a place, it instantly wraps it's arms around you, and as stonemasons ourselves we took particular joy in seeing how all the buildings have been restored-Bravo!

August '24. A superb house where everything is accessible, where you feel at home. .... It's also a great place for Harry Potter fans to visit the film sets. If you're a fan, check this out

June '24. .... Perfect as always! We always feel at home here and can relax completely. Each year, there are little additions or replacements to equipment, which is always of an excellent standard. This year we visited Mingary Castle near Kilchoan for a superb lunch.

June '24. The Smiddy is a real hidden treasure and we are happy to explore it with all the beautiful sites, fairy woods and beautiful beaches.

May '24. Another relaxing stay in the West Highlands. Well appointed accommodation in lovely surroundings. Welcoming victuals were a nice touch. Wildlife seen included golden eagles, red squirrel, Sooty terns and, for us a first time, Scottish Crossbills.

April '24. Fantastic stay in the Smiddy! We explored Tioram Castle and did the beautiful Silver walk, we went to Smirisary and the white sands beyond-almost unreal magic Lord of the Rings landscape.

September  'We have had a wonderful fortnight at The Smiddy. There is such a wide variety of lovely places to visit here and we feel that we've barely scratched the surface so there is still plenty for a return visit.'

"I had a great week at Roshven even if the weather wasn't that good. Tim and Siggy have a wonderful place in great surroundings. Everything was provided and they were both very helpful to me.  The property is great for a couple though I was there alone. The place is kept spotless and the bathroom was great, loved the colours. Its situation is wonderful, you can take a short walk over the hills and there are numerous beaches to discover and plenty of tracks through the woods.  A really nice place which I would recommend and where I hope to come back to soon."
